4 Things To Expect During Professional Roofing Inspections
Inspections conducted by a roofing professional are an important part of roof care. They allow the opportunity to find minor roofing problems and nip them at the bud before they can turn into major ones. But what happens during a professional roofing inspection? - Structural inspection. Roofers typically begin an inspection by taking a look at the key structural elements, which include the framing (which may be rafters or trusses depending on how the roof was built), the soffits and fascia. Chimney and other masonry may also be inspected to an extent if there are signs that it is affecting the roofing structure, however, chimney cleaning and repairs are generally left to chimney professionals. During this step, the roofer will take note of sagging and other signs of unevenness, which usually indicates damage to the framing.
- Outer roofing inspection. The outer roofing consists of what one would see from the curb: flashing, fasteners and the roofing plane, which may be covered by shingles, sheet metal, slate or tile. Roofing contractors and inspectors will look for signs of wear and damage, such as dents, blisters and corrosion. Granules in the gutters are also noted as a sign of erosion.
- Interior inspection. Your roofer will need to climb the attic and inspect the underside of the roof. This is an important step of the inspection, as there are signs of damage in this area that often goes unnoticed, particularly if the attic is unfinished. Indicators of a roofing leak include “bleeding” posts (indicators of corrosion), clumped-up insulation, and the presence of mold.
- Workmanship inspection. Whether or not the inspecting roofer is the same as the one who built or installed the roof, checking for possible installation errors is important. Incorrect fastener placement, for example, can make the roof more vulnerable to wind damage. Incorrect flashing may increase the risk of leaks instead of protecting against it.
Roofers will not perform repairs on the spot for many reasons, as it may conflict with your warranty coverage, or maybe the roof requires action from a GAF Master Elite® roofer. However, the inspecting roofer will provide a full report of the roofing issues. They may also provide a mitigation plan and/or an estimate of the repair costs.
