1. Ice Dams
Let’s get the most common one out of the way first. An ice dam is a ridge of ice that forms at the edge of a roof. It prevents snowmelt from draining properly and also backs up the water behind it (thus the term). Ice dams are typically caused by a combination of factors including poor ventilation and insulation which leads to warm temperatures in the attic.
2. Attic Frost and Condensation
Condensation is the change of water from its gaseous form into liquid water. Attic condensation, while not necessarily a leak, is easily mistaken for one and pretty much causes the same problems. As with ice dams, attic condensation is typically caused by poor ventilation. Roofing contractors recommend that you peek into your attic and check for moisture or frost on the roof decking.
3. Exhaust Vent Condensation
This problem is much like attic condensation only it forms and melts inside your exhaust vents. Excess moisture can usually be found in a bath vent duct so it is always a good idea to check it every once in a while during winter.
