The roof is one of the most important structures of your home. It keeps you and your family safe and dry from all the natural elements such as rain, hail, or snow. But to ensure that it stays at the top of its condition, it needs to be inspected and maintained regularly by a trusted contractor.
What happens when your roof gets checked by a professional GAF Master Elite® roofer? Ken Morton & Sons shares what we usually do in a typical inspection:
The Roofing Structure
Your hired inspector will check your roof for signs of uneven roof planes and sagging. They’ll check the condition of the soffit, fascia, and gutter system closely and look for any sign of damage. Masonry chimneys will also be inspected for any sign of damage such as cracks and crumbling grout. The roof’s interiors will also be inspected to check the ventilation and the condition of its inner roofing structure. Any sign of improper venting can lead to heat and moisture buildup, which accelerates the deterioration rate of your roofing structure.
The Workmanship
If your inspector sees any red flags on the workmanship of your roof, they’ll usually recommend having it repaired properly by trusted and experienced roofing contractors. During the inspection, they’ll check which materials used in your roofing system are installed properly and which ones need to be replaced. They’ll look for problems in workmanship that can compromise its structural integrity, such as possible water leaks in the flashing due to subpar installation.
Your Roofing Materials
Apart from the structure and workmanship, the roofing inspector will also check the condition of your roofing materials. This means they’ll look for loose, missing, or curling shingles, as well as rust, stains, and moss. They’ll also check if your roof has missing fasteners and flashing.
The inspector will also check for any gaps or deterioration at the rubber boots and seals around the vent pipes. For instance, if your roof is already over a decade old and the inspector finds some shingle aggregate settled in your roof’s valleys, your gutters, or on the ground at the bottom of your downspouts, then the roof could be near the end of its expected lifespan.
